The tempering valve: what it does and how it fails
It is the smallest part on a hot water installation and the one that explains the strangest symptom in the house — a bathroom that runs lukewarm while the kitchen is scalding.
A tempering valve is a thermostatic mixing device fitted on the outlet of a hot water system. It blends stored hot water with cold so that the water reaching bathroom outlets is delivered at a controlled, lower temperature than the water sitting in the tank.
That single sentence explains two things that otherwise look like faults. Hot water is stored hot, well above the temperature you would want on your skin, because storing it cooler allows bacteria to establish in the tank. It is then delivered cooler to the fixtures where people stand under it, because water at storage temperature scalds quickly. The tempering valve is the part that reconciles those two requirements, and it is why your kitchen tap can run hotter than your shower on the same system.

People call all five of these "the valve", which is how a simple diagnosis turns into a wrong part being replaced. The first two control temperature; the last two control pressure; the thermostat sits in a different place in the chain from all of them.
How do I know if my tempering valve has failed?
The signature is a temperature problem that affects the bathroom but not the kitchen. Kitchen sinks are generally not tempered, because they are not a scald risk in the same way, so they draw closer to storage temperature. That gives you a free comparison built into the house.
Run the hot on its own at the kitchen sink, then run the hot on its own at the bathroom basin, and compare:
- Kitchen properly hot, bathroom warm: the system is heating. Something between the tank and the bathroom is limiting delivery, and the tempering valve is the first suspect.
- Both lukewarm: the system is not reaching temperature. This is not a tempering valve problem — start with hot water that is not hot enough.

- Delivered water suddenly hotter than it used to be: this matters more than it sounds. A tempering valve that fails towards hot has removed a safety function, and the risk is scalding rather than inconvenience.
Why tempering valves fail
The valve contains a thermostatic element that moves in response to temperature, inside a body that hot water and whatever the water carries pass through continuously. Three things account for most failures:
Scale and sediment
Mineral deposits build up on the moving element and in the seats. The valve loses its ability to respond, and the mix drifts — usually towards cold, because a valve that cannot open fully to hot defaults to a safer state. In hard-water areas this is the normal ageing process for the part rather than a defect.
A seized or drifted element
The element stops moving through its range. Delivery temperature settles at a fixed point regardless of demand, so the bathroom runs at one temperature whatever you do at the tap.
Cross-flow through a failed cartridge
When the valve or a downstream mixer allows hot and cold to communicate, you get the confusing version: the cold line warms up, the hot line cools, and nothing reads correctly. If a cold tap well away from the system runs warm, suspect this before suspecting the heater.
How long does a tempering valve last?
Manufacturers publish an expected service life for these valves and it is considerably shorter than the life of the cylinder they are fitted to — the number is on the valve body or in the system's documentation, and it varies by product and by water. The practical consequence is what matters: a tempering valve is a replaceable part on a maintenance schedule, not a fit-and-forget fitting. A tank that has been in service for a decade has almost certainly outlived the original valve.
This puts it in the same category as the sacrificial anode and the relief valve: parts that are small, that owners are rarely told about, and whose neglect shows up later as something that looks like a bigger failure. If the valve is being replaced, it is a sensible moment to have the rest of them looked at in the same visit.
Why not just turn the storage temperature down?
Because the two temperatures exist for opposing reasons, and lowering the stored temperature to get cooler water at the tap removes the protection the higher storage temperature provides. That is precisely the trade-off the tempering valve exists to resolve: the tank stays hot enough to be inhospitable to bacteria, and the valve brings the delivered water down to something safe to stand under.
Bypassing or removing a tempering valve to get hotter water at the shower is worse still. It is a scald-protection device on a fixture used by children and older people, its presence is required by the plumbing rules that apply to the installation, and removing it is not something a plumber can sign off.
What to tell the plumber
- Kitchen versus bathroom, each with the hot running on its own. This is the single most useful thing you can report.
- Whether it affects the whole bathroom or one fixture.
- Which direction it drifted — colder, or hotter than before.
- Whether it changed suddenly or over months. Sudden points at the element or a cartridge; gradual points at scale.
- The age of the system, and whether the valve has ever been replaced.
That last question is the one that most often answers the whole thing. On a system old enough that nobody can remember the valve being touched, a valve at the end of its service life is the likeliest explanation — and it is a far smaller job than the new hot water system some people are quoted for the same symptom.
