How long a hot water system lasts

A storage tank rarely dies of old age. It dies because a part designed to be replaced was never replaced, and nobody told the owner it existed.

Ask three plumbers how long a hot water system lasts and you will get three numbers. The honest answer is that the range is wide and mostly explained by three things: the type, the water it has been sitting in, and whether the anode was ever changed.

Roughly what to expect

  • Electric and gas storage tanks are the ones with the widest spread. Maintained, they reach the upper end of their warranty period and beyond; neglected in aggressive water, they fail years early.
  • Continuous flow gas units have no cylinder to corrode, so they tend to outlast storage units, and failures are usually electronic or heat-exchanger related rather than catastrophic.
  • Heat pumps have a tank and a refrigeration circuit, so they have two ageing paths. The compressor is the expensive one.
  • Solar thermal tends to have long-lived collectors and a tank that ages like any other tank — the booster and the pump are usually replaced at least once along the way.

Rather than chase a number, use the warranty as the manufacturer's own statement of expected life, and treat anything beyond it as borrowed time that good maintenance can extend a long way.

The part that decides it: the sacrificial anode

Inside a steel storage cylinder is a rod of a more reactive metal — the sacrificial anode. Electrochemically, it is designed to corrode instead of the tank wall. It is a consumable, exactly like a brake pad, and when it is used up the tank itself becomes the thing that corrodes.

This is the single biggest difference between a tank that lasts eight years and one that lasts eighteen. It is also the maintenance item almost nobody is told about at installation, because the anode is invisible, replacing it is a scheduled job, and the consequence of skipping it does not appear for years.

Two things worth knowing. Anode material matters — the right type depends on your water chemistry, and the wrong one in soft or high-chloride water performs badly. And replacing it is not a DIY job: it means depressurising and partly draining the tank and breaking into the vessel.

The four signs that come before failure

1. Rusty or discoloured hot water

Hot water that runs rust-coloured while cold water is clear points at corrosion inside the cylinder. If both hot and cold are discoloured, suspect the mains instead — a burst or works in the street disturbs sediment.

2. The relief valve discharging more than it used to

Some discharge during heating is normal. A noticeable increase is a change, and changes are information: pressure, temperature or a valve going off its seat. See which leak is urgent.

3. Rumbling, banging or kettling from the tank

Sediment builds up on the bottom of a cylinder and traps steam bubbles under it. The noise is those bubbles collapsing. It means the tank is scaled, the element is working through an insulating layer, and efficiency is dropping.

4. Hot water that runs out faster than it used to

If nothing about the household has changed but the hot water does not last, either sediment has reduced the usable volume or one element has failed. Both are diagnosable without replacing the system.

What actually extends the life

  • Have the anode checked and replaced on schedule. This is the one that matters most.
  • Have the TPR valve eased periodically, as the manufacturer instructs. A valve that has never moved can seize shut, and a seized safety valve is not a safety valve.
  • Do not run the thermostat higher than needed. Higher temperature accelerates scale and corrosion. It also makes the tempering valve the only thing standing between the tank and a scald.

When it is genuinely finished

One condition ends a storage system and only one: the cylinder itself leaking. Everything else — element, thermostat, valves, controller, anode, tempering valve — is a part. If the cylinder has corroded through, there is no repair, and the decision moves to choosing the replacement.
